Sale & Rent dossiers plus more Property Advisor updates you may have missed

We’ve added a couple of fantastic new features to Property Advisor, including Sale & Rent dossiers, Attachments, Energy Labels to comparables and more. Chances are you’ve seen them already! If not, read on to find out more.

Sale & Rent Dossiers

Property Advisor was tailored toward serving three very important use cases: buying, selling and renting residential property.

For customers who use our tool to evaluate a property with the view to make an investment decision, having the sale and rent price in one place is vital, and getting this information previously required workarounds.

So hey, you asked, we delivered!

What’s Changed?

You can now create a single dossier that displays both the sale and rent price of any property.

That means that you no longer need to either:

• create a second dossier for the same address, or,
• edit an existing dossier when wanting to compare the two.

To create a sale and rent dossier, you need to choose Sale & Rent from the Deal Type dropdown and proceed to fill in all fields as usual.

Et voilà! You now have a comprehensive overview of all sale and rental information, including price evolution graphs. The blue Sale & Rent tag lets you differentiate sale and rent dossiers from your other dossiers.

Like any other dossier, you can override our inputs and add your custom sale and rent valuation –– simply click Add your valuation to do so.

Identical to existing rent dossiers, switch between showing the gross and net rent within your Sale & Rent dossier by selecting the type you’d like to see.

We haven’t even gotten to the best part… Comparables!

This new deal type lets you see sale and rent offers in one place. I repeat, in one place! Head over to Comparables and select the offer type you’d like to see.

Use our filters to refine your results. Selected filters will apply to all offer types, e.g. if you filter by net living area for sales (Price), that filter will also apply to rental offers.

What’s more, sale and rent are taken into account in our Market trends, meaning you can analyse both the sale and rental markets by simply switching between Price, Net Rent and Gross Rent. All the graphs you know and love are available for your perusal.

You cannot export Sale & Rent dossiers as PDFs meaning that a PDF report can't include both sale and rental information. So if you’d like to export a PDF, you will have to choose between either showing the sale price or the rental price.

What’s Stayed The Same?

You are still able to create sale-only and rent-only dossiers. The layout of those dossiers has stayed the same as well.

Attachments

Add floor plans, excerpts, zoning details, permits and other relevant information to any dossier with our new attachments feature.

You can find Attachments below Photos on the dossier creation page.

You can add files of multiple formats, including:

• JPG
• PNG
• HEIC
• HEIF
• TIFF, and
• PDF

All with a max size of 25MB.

To add an attachment, click on Upload. Then select the file you’d like to upload from your computer.

After, select the appropriate attachment type from the dropdown –– this is important.

Then, Bob’s your uncle, you’ve successfully added an attachment to your dossier.

Let’s not forget the coolest part about attachments –– they’re also available in Templates!

We’ve expanded Templates to include Attachments.

We’ve added four additional sections to the template area. Each section corresponds to an attachment type from the attachment type dropdown, e.g. Floor plans and Layouts from the dossier creation page correspond to Attachments: Floor plans and Layouts from the Templates area (see two images above).

All attachment sections are selected by default –– you need to manually deselect a section if you would like to exclude it from your exports.

Use the drag and drop function to move around sections in your template. The order in which you place your attachment sections will determine where those attachments appear in your export report.

When uploading your attachments to your dossier, remember to select the matching attachment type.

Energy Labels

We’ve added energy labels to offers in Comparables in Germany, France and the Netherlands!

Offers, both current and historic, now contain an energy label depicting the property’s energy performance.

What’s more, the Energy label *input field also impacts the property’s valuation.

We are committed to sustainability and part of our commitment is to provide you with all the information you need and require in order to make decisions and remain compliant with the EU’s regulations on Environment, Social and Governance, or more simply: ESG. Releasing Energy labels is the first step of a longer-term plan to release more ESG-related features. So watch this space!

And that’s not all, folks.

Here is a list of features that we’ve released:

1. A new and improved description box, complete with formatting and increased character limit

2. The map can now be resized or hidden.

3. You can filter comparable offers by Price per m2.
