UK Cladding crisis: Quantifying the scale of price and sales volume declines
The Grenfell Tower tragedy of 2017 was a seismic event in the UK housing market, shedding light on the pervasive risks of unsafe cladding.
Years later, its repercussions continue to reverberate through the real estate landscape. Leveraging PriceHubble’s cladding data and analysis, our study delves into the scale of the problem and its human and financial impacts in London and Manchester.
Key findings:
- Affected properties are experiencing significant declines in transaction volumes, with some areas seeing reductions of up to 85% in sales volumes for these properties.
- 4.3% of households in London live in buildings flagged for cladding concerns, and 27% of mid- to high-rise dwellings are impacted.
- Younger generations are disproportionately affected, as a higher proportion of 16-24-year-olds live in high-rise dwellings in urban areas.
